5-23-2007 HOA Dues: The semi annual payment of $1,200.00 is due by July 1,
2007.
After July 9, 2007 amount is $1,320.00 Follow the instructions, register and request a
password. The password will be emailed to you
and you will be able to always go back to the website
to use your credit card for payment.
There is a charge of $9 for this service.

Pool: Off season
repairs and maintenance will proceed this week including a pool
surface acid wash and replacement of TR 150 media sand. The media
sand replacement for both pool filters will address this action item
encompassing 5+ pool seasons. The pool surface will also be patched
including the replacement of in-operative interior lights. The
acid wash will maintain the pool liner for another 2 seasons until
the recommended re-plastering is scheduled for the 2009 pool season
as outlined by the Reserve Study findings and Engineer
recommendations to the Board of Directors. These findings will meet
our budget parameters. CMA Property Management Company has been
instructed to source competitive bids to re-plaster within this time
frame. The Board of Directors will forecast the pending pool
repairs for 2009. The Reserve Fund is designated for findings of
the Reserve Study including this pending cost for FY 2009. This
cost may also be designated under the budget category of Recreation,
Maint./Repair. Savings attributed from FY 2007 and FY 2008 in
maint./repairs for the pool may be carried over to cover a large
portion of this project in the FY 2009. For example, without
increasing maintenance fees in 2008 nor special assessments for this
project in 2007, 2008 or 2009 and remaining with the same FY 2007
Operating Budget, close to $10,600 could be carried over to meet the
FY 2009 pool re-plastering project parameters. The pool will open
at the end of May, 2007 and close in September, 2007. The HOA has
increased maintenance service to this area from two to three times
per week. Please assist in keeping this area clean and safe for
all to enjoy. If you have guests, you must accompany them to the
pool or risk having them removed from this area. Please feel free
to enjoy refreshments in the pool area restricting glass at all
times. The Cobb County Board of Health upon spot inspection may
close the pool at anytime should they observe empty glass bottles in
the trash receptacles. This area is an amenity we can ill afford to
lose.

American Pools will provide an Acid Wash & 2 Sand Changes-TR140
for $1400 total and the pool light-replace bulb for $19.90.

Trash: Trash and recycling pickup are both scheduled for Thursday by the City of Smyrna. If a holiday occurs before Wednesday of that week, your service will not be effected. Should the holiday occur after Wednesday, your pickup will be moved back one day. The Board of Directors has received complaints regarding trash bins remaining on the streets for days on end. This is unsightly and creates an unclean, unhealthy and unkempt condition for the community. Please remove your trash bins to the garage overhang. When unavailable, please request your neighbors to assist in keeping the neighborhood free from debris. We will all benefit from this common courtesy. Also, Article 7.7, Nuisance and Article 7.22, Garbage Cans, Firewood, Etc. provides for fines and penalties to be issued for such violators. The City of Smyrna may enforce such right under a City Ordinance stating that trash receptacles may not be placed out before 6:00P the evening before and moved back to the garage front no later than 9:00P the evening of the pickup.
Animal Control: The HOA has received complaints regarding animal waste and animal control. The following is not based on a Board of Directors decision. The HOA has been contacted by the Cobb County Animal Control Enforcement Division and has requested that we send a friendly reminder to our community residents. All animals must be under the immediate control/restraint of the owner any time the animal is outside the home. Leashes should not exceed six feet in length. Please understand that if your animal habitually barks, whines, and howls, or destroys/damages any property of another person including pet defecation, these actions would constitute a violation of the Cobb County Animal Ordinance. Pursuant to this ordinance and the Cobb County Health Department, pets are not allowed in the pool area. Owners violating this ordinance may be subjected to a $25 fine per occurrence.
Parking: As a reminder, parking is prohibited on our streets. Pursuant to Article 7.4/12.3, etc. and City/County restrictions as previously noted, any and all vehicles parked on the streets may be towed without notice nor warning.
